Basement Underpinning or Basement Lowering is the process of excavating the area below the concrete slab by removing the soil. Then, additional support is added through concrete footers, walls, and floor to extend the depth and strengthen the foundation.However, if Basement Underpinning isn't done properly, it can put additional pressure on your foundation. This will make it unstable with decreased load bearing capacity, resulting in cracked walls.

At this stage, we will onboard an engineer to design the new basement unit. They will carefully plan the structural requirements such as an extension of load-bearing walls and other moving details. They will submit their stamped drawings to the local municipality to get the required building permits before the actual work can begin. 

Once our team has their plans and permits issued, we will then prepare the site for construction. Our experts will re-route the furnace and will make some temporary arrangements for ductwork and equipment to keep the functionality of the above unit of the house intact.

Then, we will install vertical jacks with temporary support units to ensure that the integrity of the building is not compromised in the process. Weight-bearing and load sharing plans and drawings by expert engineers and architects will be used in the process. Temporary wooden boards and steel beams will be used to distribute the weight of the structure. 

The first step in this process is to remove the concrete floor and excavate the soil. Then temporary supporting poles will be installed to ensure the weight bearing capacity and structural integrity remains intact.

Around the perimeter of the basement, each wall is divided into sections. Each section is dug out and filled with concrete while leaving a space of 2 inches between new concrete and original foundation. This gap is filled with non-shrink grout. The same procedure is repeated with the other sections along each wall. 

After this old plumbing will be removed and replaced with new plumbing. This is where you can redesign your space for the basement unit. This is especially useful if you are making an independent basement unit for rental purposes. Our plumbing experts will then install a basement waterproofing system to ensure that your basement stays dry and free of moisture.

A waterproofing membrane is added to prevent water from seeping in from the outside. An internal weeping tile system is placed around the perimeter of the room below the floor level. Lastly, a drainage pipe is installed to get the ground level water and re-route it to the newly installed sump pump that will discharge it outside. Then four to six inches of gravel is poured to prepare for the concrete floor. Lastly, our specialists will pour the concrete slab. Once the concrete is dry your new basement is ready for floor installation.
